Thermostat wants heat and air at the same time

All of the places we have rented in the past had central heating and air controlled by a thermostat.

This place is no different. The only thing that is different in this apartment is the way that the thermostat works. In past apartments you had to manually change the thermostat from heating to cooling, or vice versa. So the heater would never turn on if the air conditioner was on and the air conditioner would never turn on if the heater was on. In the apartment we live in now you have to set the thermostat for the heating setting as well as the air conditioning setting. The heater or the air conditioner could kick on at any time. It just depends on what temperature the house reaches. So if it’s too cold then the heater will kick on. If it is too hot then the air conditioner will kick on. This is great…in theory. However, in practice we keep running into issues. We followed good thermostat practices and set the heating and cooling temperatures several degrees different. And yet, our heater and air conditioner are always competing. The heater turns on and then the heater runs on. Then the air conditioner turns on again. It is a terrible cycle and we can only break it by turning off the HVAC system entirely. I hope that an HVAC company might be able to help us make this stop. They are coming out on Tuesday. I think the issue could be fixed if we got a new thermostat that only worked as air conditioning or heating at one time. Not air conditioning and heating.
